When Keystone Heights RV Resort (KHRV) partnered with R House Advertising, they were a burgeoning luxury destination in Florida looking to establish a dominant market presence. Over five years, we designed their core brand identity, built a high-converting website, and executed a multi-channel digital strategy that scaled their visibility to millions of potential guests.
By Summer 2025, the resort’s marketing engine was so robust and their occupancy so consistent that they reached the ultimate milestone for any agency-client relationship: they grew large enough to bring their marketing operations in-house.

Our approach relied on "surrounding the guest" at every stage of their booking journey—from initial awareness on social media to high-intent search capture and retention via email.
1. Search Engine Dominance (Google Ads)
We utilized a blend of traditional Search campaigns and AI-driven Performance Max (PMax) campaigns to capture travelers at the exact moment of intent.
The "Annual Stay" Breakthrough: Our "May 23-Apr 25 Annual Stay Special" was a powerhouse, generating $761.75 conversions at a remarkably low Cost Per Acquisition (CPA) of $9.49.
High-Intent Capture: Across all campaigns, we maintained an average CPA of $18.33, ensuring that every dollar spent was driving tangible bookings.
2. Social Brand Awareness (Meta Ads)
Meta Ads allowed us to showcase the lifestyle of KHRV, specifically targeting demographics interested in luxury RVing and unique accommodations like their signature Covered Wagons.
Efficiency at Scale: We reached over $2,255,947 unique individuals, generating over $226,000 link clicks.
Low-Cost Traffic: The "Annual Stay Special" on Meta achieved over $67,000 landing page views at a cost of just $0.09 per result.
3. Database Nurturing (Email Marketing)
Email was our "secret weapon" for retention and seasonal filling. We managed a list that saw over $326,000 emails sent with industry-leading engagement rates.
Exceptional Engagement: Our top-performing campaigns, such as the "July 4th Special," saw unique open rates exceeding 37%.
Direct Traffic: Email marketing alone funneled over $14,000 site sessions during key booking windows.
